Pipistrelli is a magnificent 17th century country home with guesthouse, which sits amidst beautiful woodlands on the crest of the Montagnola Senese hills. The property is covered with ilex oak, under which grow truffles as well as porcini mushrooms, olives groves from which the family collect the fruits and press their very own, distinct olive oil, and wild flower meadows where deer graze in peace.

An unpaved drive of approx 3.5 km lined by elegant cypress and oak trees leads to the house, which is enclosed at the front, by a large walled and paved courtyard. Conveniently located just 20 minutes south of Siena, guests will find it the ideal spot to explore the Tuscan countryside, famous hilltop towns, wineries and the larger cities of Florence and Siena. At the end of your day you can relax in a comfortable, well-equipped house amidst this peaceful setting.

The house has been recently restored (2005) with great care and attention to the smallest detail, retaining many of the original features, both external & internal, common to Tuscan architecture. The rooms have exposed beam ceilings, lime washed walls in soft colours and terracotta tiled floors, with some twists of Italian modern design in the fireplaces, bathrooms and outdoor features. The décor is elegant but eclectic. Its adjacent guesthouse has been converted into a more contemporary style, light and airy with an open plan design.

Bedrooms & Baths
The main house sleeps 10 people in 5 bedrooms all with ensuite modern bathrooms. On the ground floor, there are two twin bedrooms each with bathrooms with shower, one suitable for handicapped access. On the first floor there is a double bedroom with en suite bathroom with shower, and two additional double/twin bedrooms with en suite bathrooms, each with a shower and bathtub. All twin rooms can be made into double beds.

The guesthouse sleeps an additional 4 persons in 2 bedrooms. On the upper level are two bedrooms, one double and one twin each with private bathroom and shower.

Living Space

The entrance courtyard has the original bread oven and a covered dining and lounge area ideal for outdoor dining. It is overlooked by an upper loggia (covered terrace).

The well equipped, country kitchen with a large open fireplace has all the modern conveniences - an oven, refrigerator, dishwasher and microwave oven. The wooden topped central island and travertine countertops compliment the natural elements in the house and the large kitchen is perfect for cooking classes and demonstrations. From the kitchen, an open archway leads to the dining room, where a side door opens onto a small furnished terrace with views overlooking the woodlands.

The interior living spaces are all well furnished with comfortable sofas and chairs. The living room has a beautiful fireplace built with the natural rock of which the house was constructed. Two French doors open onto a large terrace, ideal for enjoying the last rays of the evening light and aperitivo. The upper floor, adjacent to the upstairs bedrooms, contains another large living room with an open fireplace, and the covered terrace overlooking the courtyard is perfect to enjoy the quiet mornings.

The Grounds

A beautifully landscaped garden and park with pergolas and terraces for relaxing and dining ‘al fresco’ make the outdoors at the house a tranquil respite. The infinity pool with a travertine terrace, blends into the natural rocky environment and has a soothing fountain flowing into the pool providing beautiful clear water and a revitalizing back massage.

Guest House

The adjacent guesthouse provides accommodation for more four persons. In addition to the two bedrooms the guesthouse has a lovely living area with fireplace and an open staircase leading to the kitchen and dining room. Two large doors open onto a terrace for outdoor dining and relaxing.
